I've created this Buyers page to assist you with planning for your move, as well as to provide you with a plan for becoming educated on the process and local market, so that you may make the most informed decision when the time is right.

Did you remember to calculate your
lifestyle into additional monthly payments?
It's always a great idea to begin the home buying
process with understanding just how much your
monthly payments will be. Use the calculator below to
see how much you can really afford. Even with stricter
lending rules, you may qualify for a higher amount, but if
that does not leave you room for living your lifestyle,
consider scaling back. The additional monthly payment
line gives you room to put in all your other monthly
expenses including insurance and taxes. I encourage
my clients to add in any other commitments,
memberships, even if "fun" to make sure you can still
afford it if it's important.
Tips for Buying a Home:
This is but a very brief list of all that's involved, but it's a great
place to start.
- Determine what you can afford and use that as a maximum
price. By "can afford" don't forget to add in leisurely things you
enjoy that cost money to your monthly outlay. Otherwise, you
could find yourself a prisoner at home on the Friday night you
used to go to the theatre.
- As simple as this may sound, creating a need and wish list is the
next step. Now that you have a budget, It's important that you
visit several potential match areas to help you decide which
works best.
- Need List - This isn't just about the size of the yard or
master bedroom. Rather, it encompasses your commute,
ease of access to your favorite places, and lifestyle. Why
do I have lifestyle in the needs section? I find that if
someone finds even the perfect home but develops
severe limitations on their lifestyle as a result, they grow
to hate the home rather than learn to live without what
they gave up. We all have compromises, but starting out
with them can be a downward spiral when surprises occur.
- Wish list -- Once the needs are met, the list of towns
grows even shorter. That's the time to add in the wish list
-- large yard and new kitchen? What if I can only have
one -- which is more important? That's where we can
prioritize and really narrow the search.
- The Search - Visit a variety of homes and neighborhoods.
Keeping your list in mind, determine which suits you best. Don't
let yourself be swayed by any one factor at the expense of all
others. There will be that special home that grabs your attention
the moment you walk into it. You will know!
- Longer Term Eye - Although you are buying, it never hurts to
have an eye toward resale -- you may not be bothered by the
cell tower on the corner. You may even enjoy not having as
many dropped calls as your neighbor, and this home may offer
EVERYTHING you want and need in your price range as a
result. But will you ever be able to sell it and get your money
back? This is an important consideration.
- Learn while you Discover -- As my clients start narrowing their
search, I send them all active, under contract, and sold in the
area for the past three months or so. This helps to educate
them when that final step occurs -- the offer. How great is it to
watch and know by that time, what every home in the
neighborhood sold for, how many days they were on market
(including expired, withdrawn and relist which I always provide,
and to be able to walk into the negotiating table facts in hand,
pre-approval ready, and negotiate the best deal?
- Get friendly with the Town Hall -- does that finished basement
have permits? Are they within lot coverage limits? Any
easements?
