Tips for Selling a Home:
This is but a very brief list of all that's involved, but it's a great
place to start.
  • Some very important questions to answer are:  Why are you
    choosing to move: relocation, home size, family needs,
    finances?  What are you leaving behind?  What are
    considerations / issues that must first be resolved?  What must
    you do to really be able to accept an offer?  What is your
    personal checklist:  family concerns, future prospects, change in
    job?  Are you aware of closing costs?
  • Sometimes a move is forced upon us, while other times, we may
    sense it's a good idea but not really have much more
    determined.  It's important to look at the big picture but not to
    lose sight of details.
  • Once you've begun to address the above, a solid next step
    would be to get a sense of current market conditions.  While I
    have listed pages by neighborhood to assist, I visit about 12
    open houses each Tuesday, and would be happy to advise
    exactly what each home on the sold list offered / didn't offer.
  • Your individual market -- yes -- you can consider your home it's
    own market.  In so doing, you may be able to sell at the
    maximum price the market will bear.  How so?  One of the first
    steps I bring to my clients is an interior designer who will offer a
    one-hour consultation on prepping a home to sell.  This is not a
    step to sell you anything.  In fact, I'd say over 90% of the
    suggestions involve no costs other than time -- clutter, moving
    furniture to an optimal place, etc.  All the things that go into
    creating greater buyer interest which commands a higher price.

  • Setting the right price -- Right price translates to the price that
    brings sellers the most the market will bear.  By carefully
    analyzing recent sales, current market trends, neutralizing
    defects, and highlighting the positive, you will sell your home,
    even in this market, and reap the benefits of proper planning.
  • Making Your First Impression the Best it Can Be -- You get one
    chance at a first impression.  That's why I hire a photographer
    who began her career at Architectural Digest.  Where buyers
    used to make up their minds in a home's entry, it's now done
    online.
