And here we are with 28 available homes. Let's talk about that.
I keep seeing homes coming on four or five at a time, and then they're gone. Immediately. So we can't get our numbers up.
I just think for a homeowner who might be considering selling, it's probably a phenomenal time to sell.
I couldn't agree more. You're probably not going to maximize your ROI at any other time better than you are right now.
Last week, I had a couple of friends, just in the past four or 5 days, say they're going to do it because they, one of them is a local realtor who said, she knows, you know, this is it - this is the time. And they want to take advantage of it.
That buyers are not as fussy as they are when there's a lot of homes.
Absolutely the truth. They're willing to recognize the value of what's there and that they can make improvements without sacrificing the chance to purchase. And they're getting more and more creative with their offer.
Our sellers can be very concerned as well. What they really want is certainty.
So a buyer who puts together a very nice package and the seller feels confident it will come to closing, can get a great value.
To that point, Marie, I feel like the buyers who are out there now, they're serious buyers.
Buyers are seasoned, serious buyers. And they've made multiple offers and lost offers. They're educated about where they're looking and what the market has been looking like, and they're educated about what sellers are looking for.
And they're customizing to your point, Karen, they're customizing their offers to maximize their chances of being the selected offer.
Many sellers may not have a place just yet to go, but the good news is part of many buyers' packages is to allow the seller to stay in the home until they get settled and maybe put the closing off just a little bit longer, allowing that seller to not have as difficult a time on the buying end.
It's actually interesting how frequently that's been coming up.
Well, in my own sale recently, we asked for about a three and a half month close, and the buyer said okay. They said okay.
And especially at this time of year where many families who might be selling are eager to finish out the school year, it's a prime opportunity for a seller to be able to make those kinds of requests of potential buyers.
And so it's not always price.
