In this frenetic real estate market, Coldwell Banker was kind enough to assemble six prominent attorneys to review, as a roundtable, answer all the realtors' questions and help us develop even better best practices to protect our clients. Here's just a sample.
Question: Since today's homes often have cameras, what should we all be mindful about?
It's important for sellers to know If they have cameras in the home, the listing specify the property under surveillance. Buyers should always be mindful and respectful in case there are cameras in the house.
Question: From an attorney point of view, what should buyers know about their offers to help them be accepted?
During attorney review, it's very important that when you present your offer it is correct the first time around. Especially in this time of multiple offers, you don't want to spend a lot of time correcting it during attorney review.
Question: If there is currently a tenant in a home I want to sell, what should I know?
If there are renters in a home that a buyer might be interested in purchasing, it's very important to get clarity in the contract as to when they must move out and know what your potential exposure is, if you have a problem with that.
